After a 5 year discussion with the local planning authority, I am naturally delighted to report that on March 31st, we were granted full planning permission for the conversion of this building into our new home in North Leeds. We had hoped to be able to demolish the existing building and start again but sadly, this proved unpalatable to the forces in play. So, we will be keeping the rather ugly 1930s detached house, awkwardly wedged between a listed cottage on one side and a mid-war semi on the other and giving it an extreme makeover.
We are currently putting together a team to deliver the project which we think we could realistically complete by next Spring. When finished, it will include glass and cedar extensions, a dry stone wall framing, a high quality landscaped forecourt and an interior with a cut back mezzanine floor and exposed roof structure.

Market update

As was widely predicted, the April bank holiday bonanza played havoc across the working economy. We staffed the office on each bank holiday and on the Saturdays in between and did get some good results as a consequence we were the only agent to take this approach. That said, the impact on activity over the month as a whole was significant, making it the slowest month of the year so far – few people even got to the point of enquiry, never mind commitment.
Thankfully, the end of the Royal Weekend seemed to signal an awakening and it was evident from the Tuesday morning that activity levels are on the up. We have had a significant increase in enquiries in both sales and rentals with rentals again leading the way- this week looks like it will be the most successful of the year to date.
