sales - investing in leeds
If you’re a residential investor rather than an owner occupier, then we believe that you should take a serious look at Leeds’ credentials in the buy to let stakes.
Residential investment went through a turbulent time during the three years or so immediately following the events of 9:11 when fears of global unrest forced the stock market to long term lows. It is fair to say that investors became speculators and the motivation to buy focused on short term profit rather than long term asset. For those of us who have been around residential property for some time, it was no surprise to see price growth slow and to witness the gradual return to a balanced and stable market, where short term speculation is confined to the fringes of the market and where tenant demand, location, specification and design quality are once again more important than negotiating a spurious discount and a miniscule deposit on exchange.
Whilst there are many slogan’s attached to the success of Leeds over recent years, there is a real story to tell and a genuine belief that recent economic successes can be maintained and built upon.
- At £19,392, the GVA (measure of economic output per head of population) is not only well above the UK average but also out performs Birmingham, Manchester and Newcastle.
- In the last 20 years, more jobs have been created in Leeds (113,000) than in any other major city outside London (Leeds City Council).
- Leeds is a massive contributor to output in the region and this trend looks set to continue.
- The two universities are home to around 72,500 students and the Leeds Met in particular is pursuing an intense expansion strategy.
- Employment in Leeds is predicted to grow by 35% in the next 20 years (Leeds City Council)
- The city is one of the most important financial centres outside London.
- Leeds has a rich cultural and creative heritage and is the only city outside London to have its own opera and ballet companies.
- Leeds/Bradford airport is one of the fastest growing regional airports in the UK.
And so on…
